A self-build property in Louth which has recently come onto the market offers exceptional family accommodation as well as access to the 17th hole.

Andy and Sonja Scott have been building Crosshills over the last few years. “We were very excited when we found this plot, which sits on an outstanding, elevated location, with the Wolds to the south west and Louth Golf Club to the north,” explained Andy. “It is perfectly placed to walk into Louth or to walk into the Wolds and golfers can go though the back of the property and onto the 17th tee of Louth Golf Club for a few warm-up holes prior to planning a full round.”

Set within 0.6 of an acre, the site is located via two driveways with integral workspace/garaging and extensive parking spaces.

The couple have retained some traditional styling in the design of the detached house on the exterior while blending in some dramatic contemporary features such as the 3.1m high Tri-Slide doors across the front.

“The light that they bring into the property is fantastic and the view over the Lincolnshire Wolds is amazing. The internal space is wonderful, with an outstanding open plan kitchen/diner and reception area, all separated by the central column of the fireplace,” said Andy.

While researching the history of the site, Andy and Sonja found records with links to a farm called Crosshills; hence the name, which reflects those impressive views.

The design of the house has capitalised on the unique location, with reception and bedroom accommodation on the ground floor and kitchen and reception rooms on the first floor offering panoramic vistas. As you would expect from the individual, contemporary design of a new build, Crosshills has impressive eco specifications and all the facilities for modern family living.

On the ground floor accommodation is laid in an L shape with a central reception and living area leading along a corridor to the left to two bedrooms, a family bathroom, storage and the integral garage. To the right are a further two bedrooms, both with en-suite dressing rooms and the spacious master suite which includes an en-suite bathroom and showroom, dressing room and storage room.

A staircase from the reception leads to the first floor, open plan lounge and kitchen/dining space. As the property nears completion there is still the opportunity for the next owner to make their impression on Crosshills, with final finishes and landscaping as the grassed, infinity lawn matures.

Crosshills is located at 134 Horncastle Road, Louth, backing directly onto the golf course, with footpath across the fairway to Hubbards Hills and the Wolds beyond.

The town has a wide choice of independent retailers as well as high street names and is famous for its locally sourced food producers and themed festivals.

The town is known as the Gateway to the Wolds, located 16 miles from Grimsby, 25 miles from Lincoln and 10 miles from the Lincolnshire coast. The community offers many local clubs and special interest groups, a busy theatre and a cinema.

Louth is a popular residential and tourist town with three busy markets each week, highly regarded primary, secondary and grammar schools plus many cafes, bars and restaurants.

The Scotts do not plan to leave Louth; they are planning to do another self-build and have already identified a plot. “We will miss this location, especially the wildlife we often see in the garden, but if we manage to secure the plot we have our eye on, then it will be similar in terms of locality to all the things we love about Louth and the local area.”
