Going for growth

Lincoln is a city which never seems to stand still for very long – so if you haven’t visited lately you are highly likely to spot some changes when you do! By Glynis Fox.

If you see the odd empty unit here and there, it will be no different to many other towns and cities countrywide, but disappearances are being balanced out by new arrivals and other investments in bricks and mortar.

The Cornhill Quarter is one such area, which has become increasingly active, thanks to the arrival of entrepreneurs and other small business owners. They have eagerly snapped up the opportunity to rent small shop premises in a part of the city that has benefited from millions of pounds of investment.

This summer shoppers celebrated the extensive redevelopment of the Central Market, which has been relaunched after a sympathetic modernisation costing £8.3m, which has also retained its historic features.

Now it is home to many new market traders and, as we went to press, was expected to welcome takers for the few remaining stalls. Its revival has added to the general buzz in Sincil Street, to the degree that some shoppers are disappointed when they find the market is closed on Mondays and Tuesdays. Will that trend continue?

It will be a case of wait and see, but there has also been another piece of good news – the revamped building has already won a prestigious accolade!

The transformative Cornhill Market project scooped the award for the Regeneration and Restoration Project of the Year at the annual East Midlands Property Dinner Awards 2024 celebration.

The ceremony took place at the East Midlands Conference Centre and was hosted by Insider Media Ltd.

The event celebrated excellence across the region’s property, real estate, and construction sectors and highlighted the City of Lincoln Council’s innovative approach to urban regeneration.

The multi-million-pound revamp of the Grade II-listed Cornhill Market was made possible with funding and support from Town Deal and Historic England.

Partners involved in the project included Lindum Group and the scheme designers John Roberts Architects, who together transformed the historic market into a vibrant and sustainable destination for retail, dining and community events.

Construction work for the project began in 2022, with the vision of revitalising the building in the heart of Lincoln.

The project aimed to create a commercially viable and environmentally sustainable space, catering to a variety of commercial uses and meeting the evolving needs of both businesses and consumers.

Key to the project’s success was preserving the market’s original 1930s façade, signs, and clock while incorporating modern enhancements. The modernised space now features an indoor market with bespoke timber stalls, a food court, a new mezzanine, and upgraded public amenities.

The project also placed a strong emphasis on environmental sustainability, with a thermally efficient double-glazed roof reducing the need for excessive heating.

Additionally, 100% of the waste generated during construction was recycled, and efforts to reduce the project’s carbon footprint, including car-sharing initiatives and walking to work, saved over 23 metric tons of CO2.

AWARD-WINNING SPACE
The refurbishment not only focused on positive environmental impact but also aimed to create a vibrant public space.

The City Square area, next to the Market, also benefitted from repaving designed to accommodate outdoor stalls, al fresco dining, and community events, enhancing the social and commercial activity in the city.

Councillor Joshua Wells, Portfolio Holder for Inclusive Economic Growth at City of Lincoln Council, said: “Winning this award is an incredible achievement for our council and a reflection of the hard work and dedication of our staff, who have ensured that the Cornhill Market regeneration is of the highest quality.

“We would also like to thank our partners at Lindum Group, whose expertise and commitment were crucial in bringing this vision to life and preserving the market as a jewel in the heart of our city, blending the old with the new.

“Cornhill Market complements the wider investment we’ve seen in the Cornhill Quarter, which is filled with a variety of businesses, dining options, and events. It is a destination that Lincoln can be proud of. We can’t wait to see it continue to flourish.”

Lindum Group co-chairman, Edward Chambers, said the award recognised the determination of the project team to deliver a modern retail centre while preserving many elements of the original 1930s building. 

Sincil Street is now a mix of longer-standing businesses, such as Chambers Florists and 200 Degrees coffee shop, and newer arrivals, such as Freckleface, The Naked Marshmallow Co. and the artistic interiors and gift shop Katie Cardew.

Naturally, the Everyman Cinema has been an important addition to this much regenerated part of the city, which has also tempted in major clothing brands such as Whistles, Phase Eight and Joules – the latter having relocated from its former home in Silver Street.

FURTHER INVESTMENT
Amazingly there is more investment on the way! As we went to press, the demolition of a former shopping centre in the Cornhill Quarter had begun, paving the way for a multi-million-pound hotel.

Lincolnshire Co-op, which owns the former City Square shopping centre, is behind the scheme and has already stated it is in advanced negotiations with an international hotel operator.

The Co-op is also looking at potential residential uses for the remainder of the site, which has been empty since 2019.

It is understood that an operator for the new hotel could be named by the end of this year. A detailed planning application is expected to be submitted next year.

Lincoln is known for its long linear High Street, which stretches from St Catherine’s, through the lower, central and upper parts of the road and leads into The Strait, Steep Hill and the cobbled Bailgate.

Major brands including Marks & Spencer, Boots and Primark, as well as the Waterside Shopping Centre, dominate this central area and that trend continues into the upper High Street where shoppers and visitors will also find eateries to suit all tastes.

Moving into The Strait, people will find more independent businesses, including restaurants, before bracing themselves to tackle the climb up Steep Hill and Bailgate, where there are many more independent traders.

Bailgate is also home to one of the city’s best-known hotels, The White Hart, which has undergone a multi-million-pound refurbishment.

Naturally, this area is popular with day and longer-stay visitors because it is on the doorstep of two top city attractions, the magnificent Lincoln Cathedral and Lincoln Castle.

Another part of the city which is much loved by visitors is the glorious Brayford Pool and its waterfront, where people will find the Odeon Cinema, more hotels and restaurants.

On warm days, this area attracts locals and visitors alike, who enjoy taking a break and enjoying a drink while they sit and look across the Pool to the University of Lincoln campus.

CO-WORKING HUBS
Flexible and collaborative workspaces are growing in popularity with freelancers and small businesses that need a professional workspace, which offers them the benefit of easy-in/easy-out terms.

These can be found in Lincoln and places close to the city and 2025 will see the launch of another – the Barbican Creative Hub, across the road from the railway station in St Mary’s Street, Lincoln.

It has been created by breathing new life into the former Barbican Hotel, an iconic Grade II-listed building, which was originally a Gentleman’s Club, repurposed as the Albion Hotel in 1876 and then changed its name to the Barbican Hotel in 1983.

During the latter part of the 20th century, the building was converted and then operated as a public house and restaurant, closing its doors in 2008.

In January 2025, it will be reborn as a creative hub containing a mix of studios, a members’ lounge, flexible co-working space and a café bar.

The new hub has been made possible through a three-way partnership between the University of Lincoln, Lincolnshire Co-operative and the City of Lincoln Council, with various funding streams.

The council secured funding to breathe new life into the city’s High Street through the High Street Heritage Action Zones (HSHAZ) programme. Delivered by Historic England, it aims to unlock the potential of High Streets – by restoring buildings, improving public areas and encouraging activities and events.

Lincolnshire Co-op was awarded £280,000 of grant monies from Historic England (via the HSHAZ scheme) to aid the restoration of the Barbican building and bring it back into use.

Meanwhile, the Mosaic Digital Hub, a vibrant co-working space in the heart of Lincoln, has scored highly in a national workspace ‘league table’.

The hub, which is based in Silver Street and Free School Lane, was placed eighth in The Tallys Top 100 Workspaces of the Year.

Tally Workspace hosts The Tallys each year to celebrate the best office environments and share what makes them special.

The placings aim to highlight workspaces that are not only excellent design-wise, but also stand out when it comes to creating supportive and inspiring environments for their teams.

Mosaic, which celebrated its fifth birthday as we went to press, is popular with a wide range of digital workers, from freelancers to small and growing businesses. Users enjoy excellent facilities and being part of a friendly community, which has the support of a great management team.

The Hub, which is owned by Lincolnshire Co-operative, offers users regular breakfast, lunchtime and early evening get-togethers and also organises learning sessions and digitally-focused discussions.

FEELING FESTIVE?

• 8th November will see the return of Thor’s Tipi to the city’s Cornhill, so look out for two giant tipis, with log fires and live music. They will stay in place until 31st December.
• 12th November will see the 4-strong group G4 perform a Christmas Concert at Lincoln Cathedral.
• The switching-on of the Christmas Lights will take place on 28th November – running from 4.30pm to 7.30pm – so join the crowds who traditionally turn out in force for this family event.
• Lincoln Castle Illuminated promises to be a bigger and better draw than before and can be enjoyed from 29th November through to 23rd December. It’s a chance to enjoy the Castle grounds and sweet treats, hot chocolate and wine offered by local vendors.
• Why not “go red” on 15th December by joining Lincoln Rotary Club’s Santa Fun Run and Walk? It’s expected to attract 2,000 Santas all doing their bit to raise funds for more than 15 charities.
• Christmas isn’t Christmas without the fun of a traditional pantomime, so get ahead of the game and book tickets for an old favourite, Snow White. It’s being performed at the New Theatre Royal Lincoln from 3rd December to 5th January 2025.

MAKE A DATE WITH SUNSET BOULEVARD
The County Amateur Operatic and Dramatic Society Lincoln (CAODS), which celebrates its 75th anniversary this year, is excited to present Sunset Boulevard, the legendary musical by Andrew Lloyd Webber.

Known for its gripping narrative and soaring music, the show at Lincoln’s New Theatre Royal runs from 1st to 9th November and follows the tragic story of Norma Desmond, a faded silent movie star, and her encounter with struggling screenwriter Joe Gillis.
