Step inside this impressive five-bedroom family home in a prime location, with spectacular views across Louth.

Originally constructed in 1927, this striking detached property on St Mary’s Lane sits in a much sought after residential area in the market town of Louth and has been thoughtfully improved and extended to create a contemporary family friendly residence.

Owners Tom and Heidi Atkins have lived here with their three daughters and two dogs for six years since moving back from Dubai, UAE. The couple say they enjoy being close to family in the area and making the most of what the area has to offer.

“It’s a friendly and thriving town with great shops, bars and restaurants and we also like the local grammar school, King Edward VI, which all our three girls attended and is in walking distance of our house,” explains Heidi, who owns and runs The Little Home Shop in the town’s High Street, while husband Tom works from home.

“The location is great for all things that Louth has on offer and the house is large enough for a family of five with room for visitors to stay, with plenty of off road parking. It’s also ideally located for great walks with the dogs in nearby Westgate Fields and Hubbard’s Hills.”

Internally, the house boasts a high standard of decor, including exposed timber beams and complementary window frames, generous open plan living space and a contemporary kitchen with underfloor heating.

With an equally impressive exterior, the property offers mature gardens and a secluded courtyard ideal for entertaining or relaxing while enjoying the quiet, private setting.

“The house is a mix of both old and new with some original features such as beams, leaded windows and front door, but these are mixed with a contemporary decor inside. It has a cosy feel in the winter, especially with the fire and the log burners and also underfloor heating on the ground floor, but in the summer, it has an airy and bright feel.

“One of our favourite rooms is the study on the middle floor, which has wooden shutters and the most spectacular view out onto the back garden, Westgate and St James’ Church. This room opens out onto a balcony which is lovely in the summer. It’s a sun trap, south facing and great for early evening drinks!”

Family friendly
With more than 2,800 sq ft of living space across three floors, this handsome property enjoys a versatile layout with a secondary kitchen and sitting room on the ground floor, making it an ideal choice for multi-generational families.

The accommodation is accessed via a welcoming entrance hall on the first floor leading through to the open plan family/dining room/kitchen.

This serves as the heart of the family home complete with a wood burning stove, appealing Shaker-style cabinetry, a range of premium appliances including a Neff dishwasher and Rangemaster cooker, plus a handy adjacent utility room.

On the ground floor there is an additional kitchen/utility room, laundry room, two good-size bedrooms with en suite facilities, plus a sitting room.

The combination of the expansive layout and the striking finish make for a fabulous home that’s perfect for everyday family life as well as entertaining.

Outdoor space
The house, which is situated on a prestigious road within the Louth Conservation Area, is set back from the road and within easy walking distance of the town.

Behind the good-size private driveway it provides ample off-street parking for a number of vehicles and access to a detached triple garage with extensive adjoining storage areas.

The south-west facing rear garden features a large level lawn flanked with a range of mature shrubs, bedding plants and a pond.

There is a large fully paved courtyard perfectly designed for al fresco dining with a covered hot tub and a greenhouse which is currently being utilised as a bar/entertainment space, and a workshop.

“There are many characteristics of the house that we enjoy, especially the many outdoor spaces, such as a balcony, walled garden and pond.

“The property is ideal for a family with grandparents or giving teenagers their own space and could be easily be made into a separate two bedroom annexe.

“The walled garden is secluded and makes for a great entertaining area, while the mature back garden is south facing and secluded by the trees with outstanding views of St James’ Church.

“The house stands out as it is not only architecturally unique within the local area, but it’s also a fantastic place to call home!”
