An idyllic Wolds residence
Milestone House and Poppy Cottage have been transformed from a working farm to an outstanding family home offering multigenerational living, enhanced by smart technology.
An impressive family residence situated at the foot of the Wolds in the village of West Ashby, near Horncastle, Milestone House has been lovingly upgraded by its current owners to create a stylish and versatile seven-bedroom home. In addition the property features separate fully refurbished accommodation, Poppy Cottage, with three-bedrooms and full amenities – ideal for guests, extended family, or holiday lets.
Set in a scenic tranquil location, residents enjoy far reaching views over paddocks totalling four acres, which also offers excellent equestrian potential.
Since moving to Milestone House eight years ago, owners Paul and Angela Dixon, who currently live here with one of their four daughters and dogs, have transformed the buildings from a working farm built by the previous owners to an exceptional well designed residence which will be turn-key for the new inhabitants.
“When we initially came to visit, our first impressions were simply the scale of the house and the size of the plot, which was much larger than we’ve had previously. However, we could see that it had the potential for us to change it from a working farm and make it suit our needs, and we then added the holiday cottage business about five years ago,” explains Paul.
High-tech features
Tastefully decorated throughout, this fully refurbished handsome house is spacious, light-filled and benefits from integrated Smart technology and is finished to the highest of standards.
There are high-specification features throughout, including Villeroy & Boch sanitary ware, Grohe power showers, Heatmiser smart UFH and HW control throughout the main house and annexe, plus modern, high-tech kitchen appliances, including ovens and coffee machine.
Accessed via an entrance hallway to the side aspect, the property features two generously proportioned reception rooms: a cosy lounge with a wood-burning stove, and an impressive orangery which boasts a media wall with feature three-sided electric fireplace, two air conditioning units, mood lighting, triple-aspect views, and a stunning oversized roof lantern.
“We set out to fully modernise the main house, which we did to a high specification, particularly with the bathrooms, kitchen and orangery and outside areas, adding smart tech, increased light and styling it with neutral colours and colourful accents.
“With the orangery in particular, we introduced ambient mood lighting within the lantern, added an entertainment wall with the warm glow of the three-sided real wood electric fire and the fitted copper litestone sheets into the softly illuminated recessed shelves, all complemented by the copper highlights within the floor tiles.
“Whatever the season, evenings are very cosy and if you don’t want the feel of the gentle under floor heat in the orangery and prefer something more traditional, you could also choose to relax in the snug and enjoy the multi fuel burner.”
The spacious kitchen, with views to the front aspect, is fitted with a Quooker tap, wine fridge, and a range of contemporary wall and base units.
It also features top-of-the-range integrated Neff appliances, including two self-cleaning ovens and induction hob.
Adjacent to the kitchen is a generous open-plan family sitting/dining area, providing the perfect space for entertaining and socialising with family.
The ground floor accommodation also includes a home office, utility room and a cloakroom/WC with a marble and stone sink.
Bedroom accommodation on the ground floor includes a luxurious primary suite, featuring a private hallway with fitted wardrobes offering both hanging space and shelving. The bedroom enjoys peaceful garden views, while the high-specification, four-piece bathroom suite includes a spa bath and a built-in feature television.
“The bathrooms are all luxurious and designed for total relaxation while the en-suite Jacuzzi bath can also be enjoyed with a beverage of choice while watching your favourite TV show!”
Additionally, two further versatile double bedrooms are located on the ground floor, both overlooking the side garden.
A contemporary staircase with feature lighting and a statement wall leads to the first-floor landing, with a bedroom and en-suite shower room. Two additional double bedrooms overlook the garden and share a luxurious family bathroom, with a cast iron freestanding bath and finished to an exceptional standard with views of the Lincolnshire Wolds.
Poppy Cottage
Poppy Cottage is an impressive, reversed living, detached residence, accessible via the electric gates of the main property or through its own private gated entrance. Thoughtfully designed and finished to the highest standards, this welcoming, cosy home offers both comfort and quality throughout.
Currently used as award-winning holiday accommodation (Customer Choice Awards 2021, 2022, 2023, 2024 and 2025), the property could easily continue to be used for this purpose or serve as an extension to Milestone House.
“One of our most favourite parts of the combined properties is the cottage, which we opened to guests in 2020. We often pinch ourselves that we have guests spend their hard-earned money to come and visit us. A testament to the hard work we continue to do as a family, a real ‘ home from home’.
“Listening to our guests, we have continually improved their overall experience which is something we as a family are proud of.”
The ground floor, accessed via its own private entrance, features a primary suite with quality en-suite shower facilities and two well-proportioned double bedrooms – both share a beautifully appointed four-piece family bathroom.
On the first floor, the living space comprises a quality fitted kitchen with integrated appliances, opening into a spacious sitting and dining area.
Velux skylight windows bathe the room in natural light and offer panoramic views, over rolling open countryside and eastwards towards the Wolds.
Grounds and gardens
Milestone House further benefits from a self-contained annexe bedroom/home office accessed via its own private entrance and featuring an en-suite shower room.
Entry is accessed via electric gates with CCTV and an illuminated driveway. The neat hedge-lined grounds, which provide enhanced privacy, feature many trees with landscaped planting to showcase all seasons with an abundance of wildlife in the surrounding fields.
The properties are accessed via tall electric gates that open onto a generous gravel driveway, providing off-street parking for numerous vehicles, including large camper vans.
A raised sun terrace surrounds Milestone House and sits above a formal lawned garden, which features children’s soft play area, hot tub area and detached triple garage.
Planning permission has also been granted for three three-bedroom holiday lodges, as well as a stable block comprising four stables and a private gated access with driveway.
“Living here has given us so many memories, marquees and bell tents in the paddock for our wedding reception, family occasions, our daughter’s childhood parties, a home to our dogs, past and present, as well as welcoming our two grandsons and our guests to Poppy Cottage.
“Our beautiful home has been a labour of love and we are very proud of what we have achieved, but we will miss living here and of course the many guests we have been fortunate to have met.
“However, we also recognise that we’re only ever custodians of a property and now the time has come to hand over the baton to new owners to make memories of their own – we guarantee that they will love it just as much as our family has.”
