Owners Carol and Michael Harris have lived here since June 2021, having moved from just outside Kings Lynn, and they describe their home as “a truly special home in a breathtaking location”.
Built in 1995, Hedgerows is a modern house which has been designed with charm and character, making it both homely and welcoming: “We fell in love with the house initially but also found it to be well located for road connections and places to eat out or visit.”
The ground floor features an impressive choice of reception rooms, from the cosy lounge and formal dining room to the family room and a spacious games room.
Upstairs, four comfortable bedrooms provide plenty of space for family and guests, with the main bedroom featuring its own dressing area and en-suite bathroom.
Over the years, the couple have put their own stamp on their home, including installing a new kitchen and utility room, as well as a fireplace in the lounge.
“The living spaces in the property are wonderfully versatile, with a choice of reception rooms to suit every occasion – all enjoying fantastic views,” says Michael.
“We spend a lot of our time in the family room, which is a lovely, light-filled space to relax and unwind
“The dining room is beautiful but all the main living rooms and master bedroom face the rear garden and have fantastic views.
“The location has been great for easy trips to see family and friends, but above all it has been the perfect house and garden for us. The entertaining area outside is great for barbecues in the summer months.”
Leisure time
Set within approximately 6.7 acres, the gardens and grounds are beautifully landscaped, featuring an expansive lawn, colourful flower beds, two ponds, and a fantastic outdoor kitchen and BBQ pavilion – perfect for relaxed entertaining or simply soaking up the peace and quiet with friends and family.
Additional outbuildings, including a large barn/potting store and workshop, offer versatile spaces for hobbies, leisure or equestrian use. There is also considerable scope to develop the property and grounds further – subject to the relevant planning permissions.
“The gardens are stunning and there is year-round interest. There are two ponds and the woods are also a lovely feature. We have also developed the garden including the vegetable plot, adding a greenhouse, fruit cage and an orchard.
“We grow plenty of our own fruit and vegetables – strawberries, blackberries, rhubarb, apples, pears and plums. In summer, we’re spoiled for choice with the harvest.
“We’ve loved hosting family and friends in the covered outdoor kitchen pavilion. It’s fitted with a BBQ, two fridges and a large open fire – and the curtain enclosure makes it cosy in the cooler months. It’s such a great space for entertaining all year round.
“The outbuildings offer so much potential. The barn would be ideal for a car enthusiast, or it could even be adapted for equestrian use – it’s been used as stables before. The large workshop is perfect for hobbies, and there’s scope to develop the gardens and land further.”
Gorgeous gardens
“On our initial visit we thought the house was perfect for us as it had the features we were looking for, but also the garden was ripe for development. We have enjoyed designing and creating the flower beds and planting them.
“The house is very well situated in its plot, set well back from the road. The garden is amazing with lovely open views and we are visited by lots of wildlife – roe deer, hares, bats, birds of prey including owls and many other species of bird.
“The house has lots going for it with its games room, separate lounge and dining room and study and all the rooms are of a good size. We also have solar panels with a feed-in tariff which makes the house economical to run. There is a huge barn which can be used for storage or any other purpose.
“The house is within easy reach of everyday amenities in Swineshead village, with a wide range of shops and leisure attractions in nearby Boston and Spalding. We believe the property would suit a family or a couple. It could also suit a person running a business due to the huge barn, or it might also be suitable for keepers of livestock or horseowners due to the attached 6.7 acres of paddocks.
“The area is great for days out. You can reach the coast in around half an hour, or Norfolk in an hour. So, it’s a great location, with easy access across the region and beyond.
“We will definitely miss both the garden and wildlife.”
