4 Juniper Court is a stylish, contemporary four-bedroom property built in a classic country style in a peaceful village setting.

Situated on the fringes of mature woodland just outside Woodhall Spa, 4 Juniper Court is a well-presented home in a quiet location, close to shops and amenities.

Having lived in the village in the 1980s and after making the decision to return upon retirement, owners Andy and Sue moved to this handsome house in 2021.

“It’s been the perfect house for us. Being on a partly private road opposite a grassed area bordering a bridleway and woodland, the location is unique, and we love its quiet and peaceful setting. The only passing ‘traffic’ consists of dog walkers and the occasional horse rider.

“We are very fortunate to be so close to the natural world, and our garden is a haven for many species of birds.

“We also have wonderful neighbours. There are seven other well-spaced homes of varying size in Juniper Court, all of which are of the same excellent build standard, built by Mark Wright of MTW Construction Ltd.

“Using a WhatsApp group, we exchange news and look out for each other during holidays etc, but are not intrusive in any way. Each home has an abundance of space and character, so we never feel hemmed in.”

This generously-sized residence spans over 3,300 square feet, featuring four double bedrooms and three ensuite shower rooms and a separate bathroom, perfect for growing families or those seeking extra space.

The open-plan living kitchen and three additional reception rooms provide a flexible layout, ideal for both entertaining guests and everyday family life.

Comfortable living
With modern amenities such as underfloor heating and stylish finishes, the home expertly balances comfort and contemporary design. Andy and Sue have made a few changes and attractive upgrades to their home over the years.

Step outside to find beautifully landscaped gardens designed for both leisure and entertainment, alongside a double garage and ample parking space, accommodating large vehicles such as motor homes or caravans.

The property’s prime location allows for easy access to local shops, schools, and activities, making it ideal for families looking for convenience without sacrificing serenity.

“During the purchase process we widened the drive and incorporated a parking space beside the garage, which is wide enough to accommodate a large caravan behind full-sized double hardwood gates.

“At the same time, we laid the foundations for an orangery to the rear, which was later built by Bespoke Design of Ketton, Rutland.

“The patios to the rear of the house were extended and a metal framed gazebo with UV filtered panels was erected behind the kitchen.

“This has made the area very pleasant for outdoor dining. To the front, the garden has been attractively re-structured by Fullers of Lincoln to provide ease of maintenance in today’s climate.

“The garage has been insulated for sound and heat, providing a warm exercise space and a sail loft for lightweight accessories for our boat.

“The open plan layout of the house works extremely well for us, especially with the benefit of underfloor heating throughout, including the orangery.

“We spend most of our time together in the kitchen/dining/sitting area, but the flow of the rooms allows for easy entertaining, both for parties and for family gatherings.

“When family come to stay, the large bedrooms and multiple shower rooms/bathroom make it easy to accommodate everyone’s needs.

“All the curtains and blinds were made by Roger Davis Ltd of Lincoln, which also supplied the Pinoleum blinds in the orangery, enabling the occupants to see out, but to not be seen from outside.”

Outside space
The residents of Juniper Court benefit from attractive gardens, with the front having been professionally landscaped and the rear with outside entertaining in mind, but there is still plenty of scope for the new owners to put their own stamp on the grounds.

“The gardens are still a work in progress, but a favourite spot is on a bench seat overlooking the lavender walk. There is parking for numerous cars on the wide drive, plus the aforementioned caravan and boat, while a purpose-built utility area hides all the refuse bins and a log store.

“This house would be ideal for a family, with plenty of space both indoors and outside. It would also be perfect for someone who works from home, as three of our neighbours already do.

“We bought this house to be our ‘forever’ home, hence all the extra modifications to suit our way of life.

Unfortunately, fate had other ideas. Our son has recently suffered a stroke, and we must move to Rutland, to support him and his young family.

“To say we shall be sorry to leave is an understatement. We shall miss everything about this lovely home we have created, but we are confident that whoever comes to live here will enjoy it as much as we have.”
