Positioned in a much sought after residential area on the west side of Louth town centre, this detached family home offers nicely proportioned living spaces with fine views towards the Westgate and St Mary’s Lane areas.

Owners Helen and Allan Dunning moved to the property in 2002 from Sutton Coldfield and have made several well thought out improvements over the years.

“We looked at a number of properties in Louth and our first impression of this house was that it offered a very good sized plot and garden in an excellent location,” says Allan. “It is situated on a quiet lane within a short walking distance of Hubbard’s Hills, the town centre and great schools, including the local grammar school.”

Built in the mid-1960s, the house has brick-faced principal walls under mainly pitched timber roof structures covered in ‘Rosemary’ style roof tiles.

The windows are uPVC framed double glazed units and the two-storey property has a gas central heating system, with the boiler having been replaced about five years ago.

Since moving here and deciding to update some of the features, Allan and Helen say they haven’t experienced any challenges with the property: “Any work we have done has been straightforward,” they say. “Several years ago we extended the kitchen to make it into a large living space and we also added a bedroom and en-suite above the garage.”

Light and airy living space
One of the many benefits of the house is the light, airy and spacious living areas featuring a versatile open-plan layout and an optional reception room or ground floor fifth double bedroom, while upstairs all the bedrooms are also light and well proportioned.

“The rooms are spacious and the house is light and airy. It has a really nice open feel to it,” says Allan.

The reception hall leads to a spacious hallway with a ceramic tiled floor and wide shaped archway with the staircase leading to the first floor.

The kitchen/dining area is fitted with an attractive range of pale green modern units, including two glazed display cabinets and a white ceramic one, and a half bowl sink unit with chrome mixer tap.

Also downstairs is a useful wet room with ceramic tiled walls and floor with a thermostatically controlled, wall-mounted shower unit, low-level, dual-flush WC and bracket wash hand basin; a perfect addition to the neighbouring ground floor bedroom/study, which is currently used as an art studio.

The L-shaped, open-plan lounge is ideal as a family space, or for get-togethers. This features three wide archways, Karndean oak-effect flooring and a modern stainless steel electric fire set into a coloured stone-effect surround with hearth.

The room is flooded with light by virtue of large windows to the south and west elevations, a rear window overlooking the garden and double glazed French doors with matching side panels. These offer superb views, together with the added bonus of the French doors which open onto steps leading down to the garden and patio.

Upstairs is an impressive master bedroom featuring pine four-panel doors which open into stylish “his and hers” wardrobes with clothes rails, light and shelving.

This room also features centre doors which lead into a contemporary shower room fitted with a white suite including glazed shower cubicle with curved double doors and a chrome thermostatic shower unit with sliding handset on a wall rail.

Also on the first floor are three further spacious bedrooms, with the addition of a large family shower room also with ceramic tiled floor and tasteful contrasting ceramic tiled walls with pearlescent inlaid miniature tile borders.

Garden space
The house occupies a generous plot approaching one-third of an acre and the rear windows command some stunning views over the western suburbs towards St Mary’s Lane, with a backdrop of mature trees.

The split-level patio and seating areas offer an elevated outlook across the large garden, with French doors and steps from both the dining and living areas.

“The garden is a good size and we spend a lot of time out there,” says Allan.

“We have made no major alterations outside, other than a small wall and reshaping the back lawn to create some flower beds.

“From the upstairs windows you can look out onto views over Westgate Fields. The garden is secure, secluded and peaceful. It feels like we live in a small haven on the edge of a busy market town.”

The couple say they have many lasting memories of good times spent in their home and they plan to remain in this area of the town and purchase a smaller property as their son will be leaving for university.

“We have many memories of being out in the garden, walking in Hubbard’s Hills, planning our extension work. We have really enjoyed living here as there is room for everyone to get together either inside or outside. We’ve had many good times here with family and friends!”

Sought after location
Louth is a popular historic market town with three busy markets each week, many individual shops, cafes, bars and restaurants, as well as highly regarded primary, secondary/academy and grammar schools.

There is a new sports and swimming complex called The Meridian Centre and the town has many local clubs and societies, athletics and football grounds, a tennis academy and courts, golf and bowling, together with attractive parks on the west side of town in Hubbard’s Hills and Westgate Fields, which are just a stone’s throw from this property, as well as coastal beaches within easy driving distance.

“Crowtree Lane is a lovely long lane leading down to Hubbard’s Hills, which is a great place for walking,” says Alan. “It is a very friendly, pleasant neighbourhood and also very peaceful with little traffic. We can walk into Louth town centre within five minutes, the local grammar school is nearby and we don’t really need a car unless we want to go further afield.

“The house has been our home for around 18 years and we feel part of the neighbourhood. We will miss living in this location and the open, airy feel to the house, as well as the peaceful garden and the feeling of space.”
