Woodbeck House in Edlington is a beautifully presented five-bedroom detached residence in a pretty rural village setting.
Surrounded by stunning, far-reaching views on the edge of the Wolds, Woodbeck House sits in two acres of private, landscaped grounds offering the peace and quiet of a village location, but within easy reach of nearby town amenities.
This idyllic five bedroom family home has been well cared for and lovingly updated by its owner Bridget Bourn, who moved here from the Lincoln area.
“We moved to Edlington in 2008, the position of the house was perfect for us being close to Horncastle for my daughters, who attended the excellent grammar school, and with easier access to the coast and the facilities of Horncastle and Woodhall Spa.
“On my initial visit to Woodbeck, the first thing that hit me upon entering the kitchen was the amazing views – all the way across 20 miles to Lincoln Cathedral. This has now been improved even further by enlarging the window and removing the glazing bars that previously restricted the view.
“The quiet, rural location of the house has meant we have had lovely, dog-friendly walks nearby to enjoy with our Cockapoo. Also our local pub, The Durham Ox, is within walking distance across the fields, with shops and facilities only minutes’ drive away when required.”
Interior improvements
Bridget and her partner, Rowan, have made several sympathetic changes and improvements to the interior of Woodbeck House over the years.
“Although many people mistake Woodbeck for a period property, it was actually built in the mid-1980s and consequently has all the benefits of up-to-date wall and loft insulation and modern build quality.
“Many changes have been made to the house over the years, the main ones being an air source heating system and new double glazed heritage windows with stone sills, which have not only improved the thermal efficiency enormously but also improved the appearance of the outside.
“The other big improvements have been the bi-fold doors to the snug and the breakfast area, which open up fully to the garden and bring the view inside.
“The Vale Orangery replaced an old single glazed conservatory, and the kitchen, utility and all bathrooms have been replaced.
“Knocking through the old kitchen into the original snug has opened up the ground floor into a more modern, usable space.
“With the alterations we have made, the house now flows well from each room and the space has been maximised. The décor has been chosen to tie in with the period look and feel of the property but also combines modern touches such as the wood effect Italian porcelain tiled floors throughout the rear ground floor – brilliant for hiding doggy paw prints!”
Family-friendly
In addition to the spacious kitchen and dining room, the ground floor accommodation features a large sitting room, with folding wood doors through to a further dining area and the garden room beyond.
There is also a home office, laundry room, pantry and guest bedroom with en-suite, entered via a beautiful entrance hall with fireplace.
The first floor is laid out with a master bedroom suite, also enjoying views to a dual aspect, with en-suite and dressing room; a further en-suite bedroom, two additional bedrooms plus family bathroom. The property boasts recently installed high-quality double glazed sash windows throughout, and high ceilings together with further classic features.
Initially, Bridget moved in with her daughters who have since left for university and subsequent careers further afield, before being joined by Rowan seven years ago.
“The house then became a meeting place for our families, including five children, three grandchildren and various partners, who enjoy the space and gardens when they come.
“It has been an ideal space for us all to carry out our interests together with a great deal of storage space. Having a large extended family, it has been perfect for entertaining and all our large family occasions – especially at Christmas, which the house lends itself to.
“Creating the additional ground floor bedroom and en-suite from the old dining room has given us the useful extra bedroom we needed – especially suitable for less able grandparents, for example.
“Choosing my favourite room would be very difficult but it would be between the Orangery, which we use all year round and is our main dining and entertaining space, which also opens full width into the lounge which creates a huge space for get-togethers, or special occasions.
“I also love the kitchen/breakfast room with its wonderful expanse of granite worktops and island unit, and its tall bi-fold doors with their views across open countryside to Lincoln Cathedral.”
Outside space
The property is approached from the front and side via a double-ended gravel driveway, with ample parking for multiple vehicles. To the side stands a brick and tile large double garage with workshop space and storage for the oil tank.
The front garden is laid to a sweeping lawn, contained by evergreen hedging with mature trees throughout, including a stunning willow tree beside the pond, while the side garden offers further lawned space, alongside a timber summerhouse, vegetable garden and potting shed.
“The gardens and grounds are mostly laid to shrubs and lawns to keep them easy to maintain, with some pretty perennial borders surrounding the stone patios, which I have enjoyed developing. There was originally a grass tennis court which we have not used but could be reinstated or made into a small paddock.”
Bridget describes Woodbeck House as “a peaceful, private, rural retreat” with a “friendly and supportive local community”.
“All newcomers are immediately made to feel welcome in Edlington and we have made lifelong friends while living here.
“I would say that the house would suit anyone who has a family or enjoys entertaining and who appreciates the quality of fittings and finishes as well as its stunning plot.”
Bridget says they will miss the space and flexibility of Woodbeck House, as well as the ever-changing magnificent sunsets set against Lincoln Cathedral.
“Whilst Woodbeck has been the most wonderful family home for 16 years, my fiancé and I have decided to start our new life together closer to our children and grandchildren, who live mostly around the south coast, to save us a lot of travelling time.
“It will be really sad to leave Woodbeck with all its happy memories, but we hope the next owners will enjoy it and love it as much as we have.”
