Rochford House is an individual detached house set in two acres which boasts generous space and high specification facilities – ideal for a growing family, explains Caroline Bingham.

The current owners (the house’s third occupiers) have lived in the property for more than seventeen years and were drawn by the private, peaceful setting while still being within easy proximity of local amenities.

Located on the outskirts of Boston, the property is surrounded by countryside with the grounds accessed via remotely controlled gates. The driveway curves past a large ornamental pond stocked with lilies and a water feature.

Enlarged considerably by the second owners, the main house is laid out over three floors with approx 598 sq m of accommodation. The ground floor comprises a main entrance hall, large dining room with a built-in drinks cabinet, music room/study, living room with inglenook style fireplace and Clearview wood burning stove, family room and kitchen/breakfast room with an impressive Krantz bespoke kitchen installed two years ago. A boiler room, utility and cloakroom are all separate. The kitchen is warmed by an AGA which is also great for cooking and the cosiness of the log burners on winter evenings has been one of the favourite features of the house for the current occupiers.

A distinctive feature of the ground floor is the hand painted ceramic tiled floors in the kitchen and family room. Elsewhere, plain but luxurious carpeting adds further to the sense of space and generous layout.

Leading from the music room is a wing of the house which includes a gym, pool house with indoor heated swimming pool, plant room, cloakroom and changing room. The vendors have greatly enjoyed the health and entertainment value of this wing which can be used all year round.

Stairs from the entrance hall lead to the first floor with three double bedrooms (one with its own en-suite) and a large family bathroom. A further set of stairs leads to the master bedroom on the second floor where there is generous storage space built within the eaves, ample floor space and a large en-suite bathroom with a corner shower cubicle.

Outside the triple garage has electric roller doors and tiled flooring. Adjoining the garage is a garden room which is predominantly glazed and a workshop with double doors leading onto the garden. A staircase from the garage leads to a first floor hobby room. A further feature is an internal kennel with a run.

Around the property, mature gardens are entirely enclosed either by a tall brick wall or hedging ensuring a high degree of privacy.

The present owners have made their own improvements to Rochford House, including the new kitchen, replacement of all the old wooden soffits and fascias with PVC modern equivalent, refurbishment of all the rooms and an additional shower room. Outside, more easily maintained lawn space has been created by infilling a second large pond.

As would be expected in a home built in relatively recent years, there is plenty of light streaming into rooms from the large glazed windows and doors and for a property of this scale, it has retained a very warm and welcoming family environment. Lasting memories have been created over the years with many significant family events, entertaining friends and parties.

Rochford House has been a very easy home to run with no real challenges as far as the vendors are concerned, with oil fired central heating and oil fired heating for the pool plus LPG gas for the AGA in the kitchen.

The bustling market town of Boston is six miles away but closer amenities include a good pub (within walking distance) and a convenience store.

Leaving a home of this quality which has been a happy family environment is never an easy decision but once a purchaser is found the current owners will relocate and begin the next phase of their property owning lives – but they will certainly miss the amazing space which Rochford House has given them.
