Rural tranquility within sight of the city

Cathedral View, a new luxury home development in Scothern, offers purchasers quality and specification which sets these properties apart.
The show home is now open on phase one of the site with phase two due to be launched on 22nd March. In total this development will be a collection of 33 three, four and five bedroom family homes. Lincolnshire Life took a tour of the property which beautifully illustrates the craftsmanship, design and finish which will be the hallmark of this scheme by Deer’s Leap Properties.

Cathedral View is the first exciting venture from Deer’s Leap, an impressive brand of house builders led by managing director Matt Truelove who, at only 28, began the company after years of experience managing sites for his family business, Truelove Property and Construction Ltd. In association with Truelove Property, Deer’s Leap has over fifty years’ experience building homes across Lincolnshire and Nottinghamshire and is dedicated to delivering an opulent specification with great design and attention to detail throughout all the properties on offer.

Customers have already commented that the specification is the best they have seen in a show home with bespoke kitchens by Lincoln based Krantz Kitchens, log burners from Welton based Ignite and underfloor heating as standard. Exposed brick fireplaces and beamed vaulted ceilings are designed to complement the traditional village setting.

Matt has primarily engaged with local tradesmen and craftsmen to create each beautiful space featuring stylish exteriors, contemporary interiors, fully fitted bespoke cabinets, luxury bathrooms, log burners, private drives, double garages and generous landscaped gardens. He is ‘hands on’ on site on a daily basis, making sure everything is progressing smoothly.

Matt said: “I try and oversee as much as I can from sales right through to setting out the houses. I think being a family business helps in that most suppliers are trying to do their best by you, as they know you personally.

“One of the valuable lessons I have learnt from my family and their experience as developers is the importance of attention to detail. I’m not an expert in any particular trade, although I’m a fairly good ground worker and bricklayer, but I know the end result we want to achieve and appreciate the skills of all the different trades.”

Matt cut his teeth in the business working on single and smaller scale developments but the Scothern site gave the opportunity to deliver an exceptional scheme.

“We wanted to build houses that would fit well in the village. We did not want to have homes which would all look the same and/or be made out of similar materials. Scothern is such a picturesque location that it deserved something better.”

Purchasers of homes at Cathedral View will certainly be benefitting not only from the tranquil location but also the easy access to, and in some cases, views of nearby Lincoln and the majestic cathedral.

The show home features a generous entrance hall with oak staircase and access to the ground floor cloakroom and kitchen. The living room, dining area and kitchen flow around an L shape with an adjoining sun room to the rear of the property. A utility room is accessed from the kitchen. Patio doors lead onto the garden from the living room and sun room. The spaces have large windows and are flooded with natural light, ideal for family life and entertaining. The Krantz designed and handcrafted kitchen features an island with induction hob, generous storage space, built-in fridge and freezer as well as double Neff ovens and quartz worktops. The one and a half sink is equipped with a Quooker Fusion 3 in 1 tap.

Upstairs are four generously sized double bedrooms, of which two are en-suite, and a family bathroom.

Matt knows that some developers are tempted to reduce the size of some bedrooms or that specifications may change from the show home but Deer’s Leap offers consistency and quality throughout the development. They also give customers the opportunity to have their input.

“Customers can tailor layouts to suit their needs including kitchen layouts and styles. So customers have more than just a choice of three paint colours. As long as it’s discussed early enough, we are more than happy to look at ideas like moving walls around. We have already had one customer who would like us to modify the garage and we are happy to look at this option.

“I want to change people’s perception of new builds. Our interior specification beats that of any other housebuilder and we are building homes that customers can be really proud of, with open-plan kitchen, diner and sun rooms. Our show house is the same specification as what we would build as standard, so when people walk around they aren’t greeted with the constant comment ‘that’s an extra’.”

The show home has also been elegantly interior designed using heritage blues, greys and taupes by a locally based designer whose services purchasers can also call upon to create their dream interiors.

The picturesque village of Scothern lies six miles from Lincoln, surrounded by countryside and giving ease of access to a wide range of city amenities and attractions. Within the village itself are a public house and restaurant, village hall, Grade II listed church and a number of good schools, leisure activities, peaceful walks and cycle paths. For commuters, the nearby Lincoln rail station provides regular services into London King’s Cross.

Matt concluded: “Cathedral View is set to be the most exciting development I have been a part of. We are delighted with the interest and feedback we have received so far as we really wanted the quality of the homes to stand out, making sure to choose the perfect location and source only the best possible products to reflect this. Scothern is a beautiful village and many of the Deer’s Leap team have close ties to local communities in the area, so I’m looking forward to our homes becoming a part of that and adding to the village’s unique charm and character.”

Prices for homes at Cathedral View start from £475,000 and buyers can utilise the Assisted Move, Part Exchange and Government-backed Help to Buy scheme on selected plots, which provides greater assistance to buyers to get onto or move up the property ladder.
