A classic country home
Situated in a quiet rural location, The Grange is a superb five-bedroom family home which offers the perfect blend of country living and connectivity.
Surrounded by scenic countryside in Broxholme, with a wide range of amenities in neighbouring Saxilby and Sturton by Stow, The Grange is an ideal family home for those who are seeking space and privacy but still within easy reach of Lincoln.
Inside, the property offers a range of comfortable family-friendly living areas, with a striking open-plan kitchen/dining room featuring vaulted ceilings and exposed beams taking centre stage.
In addition, there are four inviting reception rooms, a conservatory and utility room, plus a cellar, while upstairs are five spacious bedrooms, including a principal bedroom that leads onto an ensuite shower room.
Owner Rachel Wolfe has lived here with her husband and two children for the past four years, having moved north from the West Country after the couple went in search of “a family home nearer to my husband’s family and to also enjoy a better standard of living”.
Rachel says they fell in love with this handsome house on their first visit: “We’d looked at both smaller houses and much fancier properties in various parts of the country, but we just knew from our first viewing that this was right.
“It just had that ‘ahh, this is lovely’ feeling to it that you look for when house hunting.
“It also helped a lot that nothing needed doing and everything was in perfect condition while the historical double-glazed windows not only look the part but make it nice and snug! The house benefits from a very flexible layout. There are four spacious reception rooms, which flow seamlessly into the kitchen, making it ideal for family life or entertaining.
“The spacious kitchen/dining room that opens with French doors onto the back garden, which was added by the previous owners, is a lovely light-filled space with a gabled roof and exposed beams. It’s where we tend to gather and dine, and for us it’s the heart of the home.
“Upstairs, the five bedrooms provide plenty of space, and one, tucked away with a separate staircase, would make a great study, guest room, or nursery.
“There are also many lovely features throughout the house, such as the latch doors and the double-glazed sash windows, which add to the house’s character.”
History and charm
Rachel describes The Grange as “inviting, spacious and perfectly proportioned”.
“It’s big but still homely and warm, with lots of light and views over the gorgeous garden. “There is a peace here with true quiet, yet we are actually so close to so many amenities.
“The original front of the house was built in 1820 as a farmhouse and there are Victorian extensions into outbuildings behind, with the most recent being the newly completed kitchen into what had been the original stables extension, which was done by the lovely owners we purchased from.
“All the beautiful rooms have such character and sense of space, and we also love the generous entrance hall as it’s so rare to find!
“The house is in really great condition and needs only minor maintenance. However, even though the property is already spacious, there’s still so much potential. The large outbuilding could be converted into an annexe, studio or home office (subject to planning), and the paddock offers great scope for equestrian use, or simply more outdoor space.”
Peaceful gardens
Surrounded by scenic countryside, the gardens are a standout feature with a variety of vegetable beds, flower beds and mature fruit trees, plus outdoor entertaining and al fresco dining areas.
“We love the casual cottage garden with borders, but the more formal hedged rose garden is my favourite feature! It is divine in summer, and it feels like a treat to sit and just soak it
all in.
“We just love the space and peace here. The kids live in the garden and it’s a joy to host people here, whether overnight guests or BBQs with friends.
“For the size and scale of the property, it’s very modest in demands on us. We employ a brilliant gardener who has been caring for the gardens for many years before we got here to keep on top of things, while my husband has taken on mowing the lawns on the ride-on mower!
“With numerous outbuildings of various sizes, there is so much scope for extending the accommodation further if need be – including for an independent area.”
Idyllic location
The vendors say that one of the main attractions of living at The Grange is that it offers space, peace and beautiful countryside surroundings.
Broxholme is a quiet hamlet located in open countryside, offering a tranquil rural lifestyle yet within easy reach of local amenities as well as all that Lincoln has to offer.
“It’s incredibly quiet here, yet we’re only a short drive from local shops and schools. For us, it’s the ideal balance between countryside living and convenient access to local amenities.
“The location has been integral for us. Our son attended nursery at the Burton Hathow independent school, which was convenient as it is very close by, but what made it extra special is that we could take him there on his bicycle thanks to the flat and quiet roads.
“What we love most of all about the property is just the feel of the house. It’s not a really showy or fancy home, but rather a really nice and homely sort of home that feels comfortable while still being beautiful, especially with the addition of its fabulous gardens!”
The property is perfect for a family needing plenty of space, or for those with multigenerational needs, especially those who value peace and quiet.
“There’s so much space for the children to roam around in the garden. They’ve loved being able to explore the garden, play games outside, and have fun.
“One of the things that struck me when we first arrived was just how quiet the roads are – it really is an idyllic setting. My husband and son often cycle to school in the summer months, which is another bonus of country life here.
“We believe that The Grange is truly a special home, the likes of which aren’t being built anymore – that’s definitely part of what drew us to it! There are luxury new build properties of similar prices which offer generic accommodation but with completely inferior gardens and outlook which just made it seem obvious where we wanted to be.
“We have so many wonderful memories of this house and have been so happy here, but we are now looking for a ‘lock up and leave’ property for ease of proposed extended travel overseas.
“We will miss living at The Grange but hope that the next family will love it as much as we have!”
