Koru House is a stylish contemporary home in a peaceful setting with panoramic views over open countryside.

Ideally situated in an elevated position in the popular village of Eagle, near Lincoln, Koru House is a beautifully designed four-bedroom home boasting a bright modern interior.

The vendors moved here from Bassingham with their two children in 2022 after being impressed by not only the views, but the family-friendly layout of the house.

“We loved it from first sight. The way that you can see right through the house from the front door to the views behind really stood out,” says its vendor Alex .

“The main rooms are so impressive – the size of the kitchen, living room and main bedroom are also generous and all have big sliding doors to take advantage of the view.

“We felt it was perfect for a busy family, with a huge utility room and enough space for the children to spread out. Having a separate office attached to the garage also made it very attractive to us.”

Originally built in the 1990s along with the other three houses on the close, on the land of an old farm, Koru House is a modern architecturally designed property which was fully refurbished with a high quality finish in fixtures and fittings in 2017.

It’s no surprise that Koru House received a finalist nomination in the LABC Building Excellence Awards 2019 for best extension or alteration to an existing home, and Alex explains that the quality of the build meant they have only made a few cosmetic tweaks inside over the years.

“When we moved in, we fully redecorated the property, including fitting new carpets throughout and repainted the kitchen as it is a unique design with bespoke cupboards. Due to the house being so well designed when it was renovated, [this] meant we could just move straight in and it worked for our family.”

Spacious accommodation
Koru House has been stylishly designed as a contemporary family home, combining open-plan living with separate spaces to relax in.

A grand entrance hall with feature staircase, leads on to all the main reception rooms, including the snug with log burner and study, while across the hallway there is a generous utility room with side door, shower room and home office/fifth bedroom.

The superb kitchen/dining room also enjoys a double aspect with both sliding and bifold doors which open on to the garden, plus a central island with breakfast bar, quartz worktops and partially glazed ceiling.

On the first floor, there is the principal bedroom with sliding doors which open onto a balcony, dressing room and en suite bathroom, as well as a guest bedroom with en suite bathroom and two further bedrooms plus a family bathroom.

“We have loved the amount of space we all have, from all having large bedrooms to having a playroom for the children, as well as two offices. And the kitchen is large enough that when entertaining we can all be in the room and it doesn’t feel crowded.

“Whoever is cooking is not cut off from the group. The kitchen is really well designed that cooking and baking is so easy. And of course we love the view, this is what has been the most amazing thing for us as it is so unique and so rare to get a property with that nowadays. It is also such a quiet street with no passing traffic, making it ideal for families.”

Gardens and surroundings
The property, which also benefits from two sets of solar panels, is approached via a gated block paved driveway with parking for several vehicles and access to the double garage as well as a home office/treatment room which has a kitchenette and a WC.

The rear garden enjoys a paved barbecue terrace and a lawn which leads down to the summerhouse complete with bar and log burner – this opens onto a decked area.

“The garden is a good size and the space has been designed to make it easy to look after. There are lots of Mediterranean style plants and shrubs, while the black raised beds tie in with the design of the house.

“Also having a cabin with a bar inside and a separate decking area mean that there is always a place where you take in the views and enjoy the peace and quiet.”

Alex says he believes that the ideal buyer of Koru House would be “anyone who enjoys the countryside and would like to take in the peace and quiet”.

“It is a perfect home for a family due to all the space. There are lots of lovely walks around the village where you always meet a dog walker but you are also only 15 minutes from the centre of Lincoln, so it’s an easy commute.

“Eagle is a small, friendly village but still has amenities including a primary school, shop with post office and a pub and it is in easy reach [of] Hykeham, Lincoln and also Newark.

“We really like the peacefulness of Eagle. Although it’s close to Lincoln, it also feels like a good place to get away from things.”

Alex describes the views from Koru House as “an ever-changing canvas where something is new every day”.

“We’ve enjoyed spotting all the different wildlife that we get in the fields behind, from the sheep and lambs in the spring to the owl, deer, birds of prey, rabbits and hares.

“The house is great for entertaining too, we’ve welcomed lots of people for Christmas and birthday celebrations and it never feels too crowded.

“The link to the outdoor space and garden from the kitchen and living room has also made it such a great house to live in.

“This house has been amazing and it really is a one-of-a-kind. It would be the perfect forever home for someone. One of our friends who visited when we first moved in said ‘this is a house which you would get on Grand Designs’ and it really does feel like that.

“From the minute you pull on to the drive, the house looks impressive and being able to see the view at the rear before you even enter the house gives it the ‘wow’ factor.”
