“At first viewing, we were attracted to Panorama not only because of its private peaceful position, hidden away like an oasis amid trees, but also being so close to town and ideally located for easy travel further afield,” says Hilary.

“Our road used to be the main road but because of its sharp bend was cut off and now only serves us and three other properties so it’s really quiet. It’s been a wonderful family home for us and our three children and very convenient for my husband with a 10-minute walk to work at Pilgrim Hospital.”

Versatile accommodation
Last available on the market in 1985, the spacious and versatile living accommodation comprises a large entrance hallway and kitchen/diner featuring a bespoke John Lewis kitchen with Corian worktops and two-oven, gas Aga. It is remarkably warm for a large house with cavity wall insulation. There is a modern log-burner in the conservatory, whilst for ease of use, the one in the living room is a large gas look-alike stove.

“The flooring is very practical with timber-effect Karndean in both halls extending into the sitting room. There are tiles in the kitchen and conservatory, and Amtico in the downstairs shower. Upstairs, apart from in the bathrooms, it is carpeted. There is a lot of fitted storage in the house, and a large boiler room upstairs, which is shelved, is ideal for drying and airing clothes.”

“When we moved in there were fewer, but bigger bedrooms, so we rejigged the layout to provide individual rooms for the children and visitors. Now, the one with the quirky diamond window makes a very good study and storage room.

“The downstairs bedroom with its wash basin has a lovely view of the garden and at one stage was used for my mother – perfect with the shower room nearby. The double garage is so spacious it has been used as a table tennis room and provides plenty of storage. The solid timber garage doors slide round – a nice original feature in keeping with the rest of the house.”

The vendors describe Panorama as “a large warm home with some unusual features in a very peaceful location”.

“All rooms are bright and airy and our two particular favourites are the sun room and sitting room, both of which are not only spacious and light, but also ideal to enjoy time relaxing with views of huge sunsets. Whichever room you’re in, there are lovely views of the garden.

“We’ve enjoyed numerous celebrations with family and friends – with the house being so bright and spacious, it lends itself beautifully to entertaining. It was also a wonderful setting for bringing up our children as it’s a very quiet area with exceptionally good neighbours.”

Sunny days in the garden
Outside, there is a double garage connected via a side porch with through view of the garden. The property sits in the middle of approximately one acre of well maintained, tranquil, mature gardens, which feature neat lawns with extensively planted beds, shrubs and established trees, as well as a hot tub and fish pond complete with koi carp.

“The house has been beautifully built in the middle of the plot facing south, with the patio at the back in full sun, surprisingly for most of the day. French doors open on to it from both the sunroom and the conservatory, which is lovely in the summer and with so many windows there is a restful, calming feel to the house. There are really nice views from most rooms – you can even see the Wolds in the distance!

“The garden backs on to the waterway, which was lovely for the children as we often used to launch a rowing boat. The watercourse has always been very effectively managed through sluice gates and regular maintenance. There is a footpath along the banks which leads to Boston Golf club – a great bonus for us! It’s extremely quiet and peaceful here with lots of wildlife and the birdsong is extraordinary.

“Over the years the house has evolved for its different needs and provides potential, if wished, for further alterations. We believe it would suit a wide range of buyers as it’s such an adaptable and easily managed house.”

The couple say they will “miss everything about this house”.

“We have always loved living here, but now is the time for us to downsize and move closer to our children in Devon.

We will also miss so many good friends and neighbours, and as keen golfers ourselves, the convenience of enjoying our regular leisure activities.”
