Perfect for those in search of a stylish home in an idyllic village location close to Lincoln, this superb family-friendly house oozes quality in build and design.

Situated down a private drive in the popular village of Nettleham, just four miles north of Lincoln, The Ferns is a stunning stone-built five-bedroom detached property offering all the best of contemporary living.

Built in 2019 on a 0.3-acre plot, it features numerous design highlights with quality finishes including oak doors throughout and underfloor heating to the whole of the ground floor.

Owners Jennifer and Ryan Watson, who moved to the village from Middle Rasen with their two children and the family’s pet rabbits, spent time looking for a suitable building plot in a village location close to Lincoln, on which to build their own home.

“When we first viewed the land, we also took a walk around the village and instantly fell in love with it.

The land originally had planning permission for two dwellings, but we wanted to create one good-sized family home which would meet all our needs.

“We instantly saw the potential to build a new family home – being so close to the centre of this beautiful village, and within just a few minutes’ walk to all of the amenities was such a rare opportunity.”

Dream design
The couple describe their handsome house as “a modern family home with a natural palette both outside and inside”.

Built using stone with a dark slate roof, this well-designed top quality home is arranged over three floors and features an impressive hi-spec open-plan kitchen/dining room where the family enjoy congregating.

The stylish kitchen features quartz work surfaces, Miele integrated appliances, including two ovens, as well as a Quooker flexi hot tap.

There is also an additional garden room with floor-to-ceiling bi-fold doors which open out onto the beautifully landscaped garden.

The spacious lounge provides a warm and snug living area featuring a large built-in television, with a Bell gas fire, surround-sound speakers and shadow gap lighting, with bi-fold doors to both the front and rear allowing plenty of natural light to flood in.

Upstairs, the master bedroom benefits from built-in Sonos speakers in both the bedroom and en-suite, along with air con and a walk-in wardrobe, with three further double bedrooms also with built-in wardrobes, along with the family bathroom.

On the second floor there is an impressive suite comprising a family/games room with kitchenette area, bedroom and shower room.

Modern family home
“It’s a beautiful stone and dark slate modern family home with a long and spacious private driveway,” says Jennifer.

“The house has everything we wanted on our wishlist when building: lots of natural light, options for office space, a very large open-plan living kitchen, dining and sitting room.

“The key features we enjoy most about our home are the open-plan living/kitchen area, which really is the heart of our home. The area is also unique in having three bi-fold doors filling it with natural light and connecting it to the outdoors.

“There is also separate office space, downstairs and upstairs, providing flexible options for working, plus our entertaining space outside on the patio with the evening sun, as well as the games room upstairs.”

Outside space
The Ferns is approached via a private gated driveway leading to a block paved parking area, and detached double garage providing ample parking for several vehicles.

The gardens to the front are beautifully landscaped with mature planted beds and lawned areas, while the rear is laid to lawn with planted beds and a stunning wrap around patio, which gets the evening sun, ideal for alfresco dining and entertaining.

“The house has provided many opportunities for entertaining, with Christmas gatherings enjoying family fun in the games room, as well as many BBQs on the patio, and the kids learned to ride their bikes on the driveway.

“The gardens are very easy to maintain, with the back garden mainly featuring lawn and borders against the backdrop of a beautiful stone wall.

“We have landscaped the garden with trees, holm oaks and silver birch trees with borders around the block paved driveway, which has been planted with Portuguese laurel trees, and a lavender hedge which provides an impressive first impression.”

There is also a detached building to the side of the property which has been split into two, providing an office room with electric, and a further storage area. The detached double garage features electric up and over doors, and inside there is a WC, sink and work bench, with a separate storage area. Above the garage on the first floor there is a games room/lounge area perfect for entertaining away from the main house, with two electric heaters and a TV socket.

WELCOMING NEIGHBOURHOOD
The beautiful village of Nettleham, which has won the title of Best Kept Village several times, is home to three pubs, all serving excellent food, with several takeaway options too.

Together with food stores, flower shops, hairdressers and beauty salons, there is a friendly community hub with coffee shop and library with plenty of classes and activities for all ages.

“The village has a most beautiful central green space with a beck which runs alongside, where we’ve been lucky enough to see a kingfisher fly along, as well as two parks, together with cricket and football, rugby and bowls club, as well as tennis courts, plus numerous great walks from the house around the countryside.”

The vendors say The Ferns is “an ideal family home for anyone wanting to live somewhere special which is just a stone’s throw from Lincoln, but also in a beautiful rural village”.

“We will all miss living here as the house has so much to offer and the space works so well for us, but we’re not planning on moving too far from the village.

They add: “We love being close to Lincoln, but coincidentally a unique opportunity has come along for us so we’re grasping this chance to explore a new chapter in our lives.”
