Garden Cottage

Garden Cottage was built two years ago by Mr and Mrs Terence Clark who fulfilled their dream of downsizing to a property bespoke designed and built to their specifications. The couple sourced local suppliers who could help them realise their vision and achieve the high quality finish they required.

“We worked with Ryland Design of Welton for the design and drawings,” said Mr Clark. “The site was a blank canvas but we were striving to achieve a property that looked different and had a unique appearance about it. We were delighted that we could achieve this.”

The build was completed by Shinn Developments of Horncastle and Garden Cottage is now perhaps the finest looking property in Horncastle; its striking design is matched by the exceptional quality of internal fitments, beautifully landscaped gardens and large garaging with cinema/hobby room over.

Garden Cottage is approached through large wooden entrance gates, which provide both security and privacy. Within walking distance of many local amenities and Horncastle town centre, the property is also just a short stroll from open countryside and access to footpaths and rural walks.

The impressive oak framed entrance porch leads into the main hall, which has a high vaulted ceiling, galleried landing and an ornate leaded stained glass window, providing plenty of natural light.

The Clarks wanted to create a home which benefits from contemporary technology while offering flexible, stylish living which could be easily maintained. “We installed ‘Evolution’ storm timber effect windows, bi-fold garden doors with integrated Venetian blinds, remote operated window blinds and energy efficient underfloor heating to the ground floor. There is a CCTV system for added security.”

The oak timber used on the exterior of the property is echoed in the internal joinery and wood effect porcelain floor tiling. Multi-fuel stoves enhance the cosiness of Garden Cottage in the colder months.

A striking feature of the interior accommodation is the open plan living/dining/kitchen which features a high quality modern fitted kitchen by Kitchen Solutions. A large central island has seating and in-built media ports. The kitchen is fully fitted with integrated Neff appliances as well as seamlessly moulded Silestone worktops and sink. A utility room is accessed from this open plan area.

The lounge/dining area has space for a large dining table and chairs, a ‘Chesney’ multi-fuel burner and bi-fold doors opening onto the garden. The neighbouring sitting room has bi-fold doors leading to the rear garden, patio doors to the side and a ‘Chesney’ multi fuel burner. A study is accessed from the entrance hall, where there is also a ground floor cloakroom.

Stairs in the hall lead to the first floor, where there is a family bathroom as well as three double bedrooms; two with their own en-suite bathrooms.

“The bi-fold doors bring the garden ‘into’ the kitchen and lounge,” said Mr Clark. “We were starting with a bare site so have designed the gardens with easy-to-maintain perennial borders. It has been a joy to see the garden flourish from a patch of brown soil to a riot of colour from spring to autumn. In addition there is oodles of outside living space with seating areas to capture the sun’s rays throughout the whole day.”

Paved Indian slate and block paved paths meander through the gardens. Externally, the block paved driveway can accommodate multiple vehicles with space for a camper or caravan. The double garage has a first floor which has been utilised as a home cinema or hobby room.

Garden Cottage has been designed to be a pleasure to own and maintain; when the front security gates are open, passersby often stop to admire the property and ask who was responsible for the design and build.

The Clarks have now decided they would like to relocate to be closer to their family and have put Garden Cottage on the market. “It is difficult to decide which we have enjoyed more, the house or the garden? They are both pleasing in different ways. In winter the inside living space is cosy and multi-fuel stoves provide focal points in both living areas. During spring and summer, the privacy and colour of the garden make it so attractive for relaxing and entertaining.

“This is a unique property and it is an ideal family home as well as a great option for downsizers, like ourselves. Horncastle is a charming market town with a strong sense of community, good schools and amenities. As the gateway to the Wolds, there is easy access to outstanding countryside as well as the Lincolnshire coast.”
